What is the total situation? Are you the 'fee simple' owner of the
land which is leased to the tenant on a 99 year or suchlike lease? Or
do you lease the 'ground' for 99 years or so, have a house on it and
let it to a tenant?

If the former, just get your solicitor to sort it out, you hold the
trumps and the Ace of Spades in such cases. You can rest assured the
tenant will not mess you around again. If the latter, get the thing
back on track as quickly as possible. If need be pay the ground rent
yourself and then recoverit from the tenant.
