Mortgagees take non-payment of ground rent and insurance very seriously.
They usually have a special department set up just to deal with such things.
They will pay reasonable bills up front and then add the debt + their fees
to his loan account. You can write to him and give him 7 days warning that
you intend to collect from his mortgagees and explain that it will incur him
an extra charge which may prompt him to pay up anyway. It is far easier
that using a debt collection agency as an initial attempt. Although you
would not get forfeiture a mortgagee recognises the risk to their asset and
does not want run the risk of an uninsured building.
